Senior Asset Manager – Real Estate – Mauritius/ U.K

Our client, a reputable Real Estate Company, is seeking to employ a Senior Asset Manager. The position is based in either Mauritius or the U.K. The successful candidate will be responsible for all aspects of the oversight and performance of the company’s portfolio of physical real estate assets. The company oversees over 54 real estate assets with approximately $755.9m in value. The individual will be expected to manage all facets of the portfolio, including but not limited to, office, retail, light industrial and hospitality, with the goal of maximizing the return on investment and value of the portfolio. Responsibilities include identifying and implementing asset-level strategies, assessing leases, budgeting, external and internal valuations, internal portfolio and property reporting.

The individual will report to the Head of Real Estate and will work collaboratively with other functional areas of the company including Property Management, Investments, Treasury and Finance to ensure proper administration, control and financial reporting of real estate investments.

Primary Responsibilities:

  • (25% of time) Review and analyse monthly operating reports prepared by in country Asset managers and HQ Property Accountant. Reviews include monitoring financial statements, leasing activity, rent levels, as well as capital projects to evaluate performance of portfolio relative to targets.
  • (10% of time) Tenant relationship management. Consistently engage with key tenants ensuring timely resolution of maintenance problems, understand evolving tenant needs.
  • (10% of time) Engage with Asset managers and conduct property and market tours to review property operations and physical condition as well as develop understanding of immediate submarket and overall market dynamics.
  • (10% of time) Develop operating budgets, capital budgets, business plans and leasing strategy of portfolio with property and facilities managers and HQ Accountant.
  • (15% of time) Oversee bi-annual valuation process for portfolio including forecasted performance assumptions informed by budget, forming a view on cap rates and discount rates, establishing projected asset value and engaging with external valuers to achieve aligned view of asset value.
  • (10% of time) Represent fund interests in what if computation reviews for negotiations with tenants, leasing brokers, property managers and other parties.
  • (5% of time) Provide support to the Investments team on the due diligence and transition planning of potential acquisitions and assist in the coordination of any disposals.
  • (10% of time) Assisting other members as requested, particularly on matters relating to the valuation of physical real estate assets, performance analytics and internal and external reporting related to such assets.
  • (5% of time) Lead special projects to improve processes and the group’s operating efficiency.

 Job Requirements :

Academic:

  • A for A-Level Mathematics
  • Chartered Accountant or MBA
  • Bachelor’s degree or equivalent (preferably a 1st class degree in a quantitative discipline Accounting, Economics, Mathematics)

Attributes:

  • Minimum of 5 to 10 of experience in real estate asset management, finance or accounting, with minimum of 3 to 5 years of direct asset management experience.
  • Strong attention to detail, with emphasis on numerical aptitude and analytical skills.
  • Strong computer modelling skills including robust Excel.
  • Conceptual thinker with sound judgement, problem solving, and risk assessment in the application of analytical conclusions and management recommendations.
  • Excellent verbal, written and interpersonal communication skills are essential.
  • Superior working knowledge of MS Office applications.
